Permanent Lighting in Newmarket

Permanent lighting is the other half of this service, and in a town where December rarely climbs above freezing it is often the more sensible one: installed once in a mild month, never climbed for again.

A permanent system is a continuous run of individually controllable LED points housed in a slim channel along the roofline, either under the soffit edge or along the eavestrough. In daylight the channel is matched to the trim colour and reads as part of the house. After dark it does whatever the app tells it to: warm white for everyday entry and facade lighting, red and green through December, and colours for Lunar New Year, Diwali, Eid, Hanukkah, Halloween, Canada Day or a game night. No product brand is promoted here; the installer specifies a system suited to the house and explains the options.

Where it fits in Newmarket

  • Stonehaven and the northeast. Larger two-storeys with long, continuous soffits and broad garage fronts. A permanent run across the front and up the gables looks deliberate and saves two ladder days a year at real height.
  • West of Yonge. The 1980s and 1990s houses here have aluminum soffit and fascia that a channel follows easily, though mature trees mean the gutter line may need attention first.
  • Townhouses and condominiums. Possible with the corporation's written approval, since the eaves are usually common elements; some boards prefer a matching design for the whole street.
  • Main Street South. Inside the Heritage Conservation District, the District Plan exempts electrical equipment from heritage review only when it is away from public view. A channel on a street-facing facade is discussed with the Town's heritage staff before any quote is final.

Installation

The channel is fastened under the eave or to the fascia and run along the planned roofline. Wiring is concealed and led to a power supply that plugs into a suitable existing exterior or soffit outlet. If there is none, a Licensed Electrical Contractor adds one, with a notification filed with ESA before the work starts. That appears as its own line on the quote. Because the install does not depend on the holiday calendar, it can be booked for spring, summer or early fall, when Newmarket roofs are dry and the crew's calendar is open.

Living with it

Schedules are set during the handover: on at dusk, off at a time you choose, with scenes saved for the occasions you care about. On the Ontario Energy Board's Ultra-Low Overnight plan, weekday evenings from 4 to 9 p.m. are the priciest hours, and on time-of-use the winter on-peak evening block is 5 to 7 p.m.; LED draw is low enough that neither makes the lights costly, but the schedule is chosen with your plan in mind.

Snow and ice

The channel sits under the eave, out of the way of sliding snow and the ice that builds at the gutter edge in a Newmarket January, and the points are sealed for outdoor exposure. With roughly 122 cm of snow a year at the King Smoke Tree station, placement is planned so nothing sits where a roof rake or an ice dam would reach it.

What the quote covers

A permanent lighting quote in Newmarket names the linear footage and the exact rooflines included, the channel colour chosen to match your trim, where the power supply will sit and which outlet feeds it, whether a Licensed Electrical Contractor is needed and at what cost, the warranty terms the system carries, and who to call if a section stops responding. It also says what is not included, such as rear elevations or a detached garage, so a later addition is a clean extension rather than a surprise. If your house is in a condominium or inside the heritage district, the approval you need is listed as a condition before any deposit.

Frequently asked questions

When is the best time to install permanent lighting?

Any month the roof is dry and clear. Spring through early fall is the easiest time, and the lights are then ready for whatever you want to celebrate first.

Is it only for Christmas?

No. Most owners run warm white as everyday facade lighting and switch to colours for Christmas and other occasions through the year.

Can I get permanent lighting in the heritage district?

Possibly. Speak to the Town's heritage planning staff first, because the District Plan exempts electrical equipment from review only when it is away from public view.
